July 2021 RuCo Real Estate Market Update
In June we saw the first signs of Rutherford County's housing inventory improving. While we were down -48.29% from last June, we were up month-to-month for the first time since the onset of COVID-19, with Average Daily Inventory up +7.49% from May 2021. June 2021 RuCo Real Estate Market Update
In May 2021, Rutherford County's real estate market took a downturn in Listings Contracted, down -8.96% from last May, but keep in mind that's when we saw the pent-up contracts from RuCo's COVID shutdown make a huge comeback with a +31.95% increase. Listings Closed were down -6.14% from last May while Inventory remains down at -57.26%, just slightly better than the record low we saw two month's ago. In April 2021, Rutherford County's real estate market yet again trended up in Listings Contracted, up +18.37% over last April. April 2021 RuCo Real Estate Market Update
In March, Rutherford County's real estate market again trended up in Contracts. Meanwhile, Closings fell slightly despite unprecedented buyer demand amidst the ongoing Inventory shortage. Interestingly, right at half of the current Rutherford County inventory is what we call "paper listings," meaning they are not even built yet. Mortgage interest rates continued to climb, now sitting at an average of 3.18% (30-Yr FRM), the highest they've been since June 2020.
